The Development Phases

1. Analysis & Strategy

Effective design begins with a deep understanding of the context. We assess the existing conditions of the property or site, evaluating constraints, potential, and critical issues, anticipating possible obstacles and defining the most efficient strategy to maximize the value of the investment. Our analytical approach includes financial assessment tools, impact studies, return-on-investment scenarios, and solid knowledge of local urban planning and environmental regulations—particularly in complex contexts such as Venice, Florence, and Rome.

Technical Due Diligence
Comprehensive technical and functional assessment to identify structural, MEP, environmental, or regulatory issues that may impact project development.

Feasibility Studies
Integrated analysis evaluating the technical and economic viability of the project within market dynamics, regulatory constraints, and client objectives.

Capex Analysis
Forecasting and detailed modeling of capital expenditures, with phased simulations, escalation scenarios, and sensitivity analysis.

Risk Assessment
Systematic evaluation of potential risks—operational, regulatory, environmental, or reputational—and definition of mitigation and prevention strategies.

Building Permit Strategies
Development of permit acquisition strategies aligned with local administrative processes, heritage constraints, and projected timelines.

Value Engineering Strategy
Multidimensional optimization of design choices through comparative analysis of quality, cost, durability, environmental impact, and operational benefits.

2. Design & Planning

The design phase is where strategy is translated into construction reality. PMB ensures full control over the design process by coordinating technical disciplines, managing information flows between teams, and monitoring project timelines. Our approach combines deep technical knowledge, digital management through BIM, and a strong focus on sustainability in materials and design solutions.

Design Management and Coordination
Supervision and integration of design teams (architecture, structures, MEP, interiors), with continuous verification of design consistency in relation to concept, budget, and schedule.

Detailed Planning
Development and updating of detailed execution schedules, including identification of critical paths and interdependencies.

BIM Management
Implementation and management of Building Information Modeling (BIM) to control design clashes, validate technical drawings, and enable advanced documentation tracking.

H&S Management
Safety planning during design, including production of regulatory documentation and supervision of risk-prone phases during construction.

3. Project Governance

Project governance is at the core of our practice: a structured system of procedures, tools, and responsibilities that ensures constant control over costs, timelines, contracts, and quality. PMB acts as the client’s active interface, translating strategic goals into operational decisions, and ensuring transparency and traceability at every stage.

Client Representative
Acting as the technical and strategic representative of the client, overseeing key decisions, managing communication flows, and verifying progress.

Contract Management
Active management of contracts and subcontracts, clause review, claim handling, and updates to contract conditions during project execution.

Tender Process and Strategies Management
Planning and management of tender procedures for contracts and supplies, including comparative analysis of bids based on selection criteria such as quality and reliability.

Cost Management
Dynamic cost control, budget updates, variance analysis, and corrective actions when needed.

Project Monitoring
Periodic reporting and cross-verification of schedule, cost, quality, and risk, using proprietary digital tools and interactive dashboards.

4. Execution & Delivery

The construction phase is the most delicate and visible stage of the project. PMB manages every aspect: from site organization and contractor coordination to FF&E/OSE procurement and formal handover. We apply an adaptive approach, tailored to context-specific constraints, minimizing inefficiencies and ensuring high-quality and environmental standards.

Project and Construction Management
Coordination of site activities, contractors, and timelines. Continuous monitoring of quality and resolution of operational interferences.

FF&E / OSE Procurement
End-to-end supply chain management for furniture, equipment, and operating supplies, from specification to logistics and final installation.

Tenant Management
Coordination with operators (hotel, retail, F&B) for layout integration, MEP adaptation, and interface with ownership.

Project Handover
Technical and document handover, functional testing, and support to the operational start-up and staff training.

Post Completion & Close Out
Post-handover activity management, punch list resolution, administrative closure, and digital archiving of all project data.
